The project, the developer, and one point of confusion worth clearing up.
Kohinoor Bella is an under-construction residential project at Nilje, opposite Xperia Mall, Dombivli East, Thane 421204. It is planned as two wings on a 2.75 acre parcel, with premium 1, 2 and 3 BHK homes on Vastu-compliant layouts.
Two planning decisions shape it. The amenity deck sits on the roof rather than on a podium, so the clubhouse, the terraces and the star gazing deck get the outlook instead of the car park. And the frontage at grade is given to high street retail, so the everyday shop happens without leaving the plot.
Each wing has two lifts, one of them a stretcher lift. Arrival is through a double height air-conditioned lobby, and parking is in a secure tower.
The 1 BHK is Rs 33 Lakh to Rs 34 Lakh across two sizes and the 2 BHK is Rs 45.85 Lakh to Rs 48.38 Lakh across two sizes, before GST and registration. The 3 BHK is on request. Full price detail.
The project is by Kohinoor, whose tagline is "Foundation for a better life". Its delivered portfolio, as the developer states it, includes Kohinoor Anaya, Highland, Uptown, Prime, Gardens, Eden, Waves, Luxuria and Lifestyle. The developer states a record of 34 years, more than 10,000 homes delivered, over 5 million sq ft completed and 1,300 apartments handed over in 2025.
There is a second, unrelated developer of a similar name based in Pune. It is a different company. Kohinoor Bella is by the Thane and Dombivli belt Kohinoor, the one whose projects are listed above, and none of the Pune company's projects or track record has any bearing on this one. If you are checking the developer's record before buying, check it against the project names above.
