Two wings, one registration number to verify before you pay anything.
Look the number up on the MahaRERA portal yourself, and ask for the certificate covering the wing your flat is in.

Both wings rise off a shared retail frontage on a 2.75 acre parcel, with the amenity deck on the roof rather than on a podium. Arrival is through a double height air-conditioned lobby, and parking is in a secure tower rather than at grade.
A unit here is identified by wing, floor and unit number on the cost sheet and in the agreement. Ask for all three together.
Pull up PM1330002600189 on the portal and read four fields off it: the promoter's registered name, the sanctioned floor count, the registered completion date, and the quarterly progress filings. Then check that each matches what you have been told.
Ask specifically whether the registration covers both wings or one, and whether any further registration exists for a later phase. Get the answer in writing before you pay.
