Buying at Kohinoor Bella: what to check before you pay

The price is published and the carpet area is not, which makes the area statement the first thing to ask for. Here is the order to ask for everything in.

The four documents

Everything that binds is in one of these. Ask for all four, together, before any payment:

  1. The MahaRERA certificate for the wing your flat is in. Registration PM1330002600189 is on record; the certificate carries the promoter's registered name, the sanctioned floor count, the registered completion date and the quarterly progress filings.
  2. The area statement for your specific unit, not for the configuration in general.
  3. An itemised cost sheet for that unit on that floor.
  4. The draft agreement for sale. The carpet area and the completion date written here are the ones that count, whatever any brochure or website says.

Keep carpet and balcony apart

RERA carpet area and balcony area are two different numbers, and they are reported separately for a reason. A single combined "area" figure will look meaningfully larger than the floor you can actually furnish.

Ask which of the two any quoted number refers to, every time. If a sheet gives one number without saying, that is the question to ask before anything else.

What the cost sheet has to itemise

The published prices are agreement values: 1 BHK Rs 33 Lakh to Rs 34 Lakh, 2 BHK Rs 45.85 Lakh to Rs 48.38 Lakh, 3 BHK on request. The sheet has to show that value against the carpet area, and then each of these on its own line: floor rise as a rate per floor, stamp duty and registration, GST, parking, maintenance and how many months are collected up front, and the club, development, infrastructure and legal charges.

Floor rise deserves attention. Between a low and a high floor in the same unit line it is a real sum, and it is often quoted vaguely.

Two questions specific to this project

Does the registration cover both wings, or one? The project is two wings. Ask whether PM1330002600189 covers both, and whether any further registration exists for a later phase. Get the answer in writing.

What does your flat face? In a two-wing plan, some units on the inner faces look at the opposite wing. This is not a defect, it is geometry, but it should be reflected in the price and you should know before you sign rather than at handover.

Check the walkthrough against the schedule

The walkthrough on the gallery page shows the handover finish: large format vitrified flooring, the tiled bathroom with its fittings in, the balcony off the living room. Ask whether that specification is the one written into the agreement's specification schedule. A finished home shown on site is a marketing tool; the schedule is the contract.

Verify the number yourself

Look up PM1330002600189 on the MahaRERA portal directly, rather than trusting any site's copy of it, including this one. It takes a minute and it is the single highest-value minute in the process.
