The figures
At Kohinoor Bella, Nilje, the 1 BHK is Rs 33 Lakh to Rs 34 Lakh across two sizes and the 2 BHK is Rs 45.85 Lakh to Rs 48.38 Lakh across two sizes. The 3 BHK is on request. Those were quoted on 9 August 2026 and are subject to change.
Each figure is an agreement value: the price of the home itself. GST, stamp duty, registration charges and the other heads on the cost sheet are separate, and they are not small. Any comparison you make against another project has to be like for like on that point, because plenty of quoted numbers in this belt quietly are not.
What the figure buys beyond the four walls
At this budget the usual pattern in the belt is a compact building on a small plot, parking at grade, one amenity room, and a drive to anything worth doing. Three things here sit outside that pattern:
- The amenity deck is on the roof. Sky clubhouse, planted terraces, star gazing deck, barbeque zone. On a podium those get the car park outlook; on the roof they get the view.
- Retail is at grade along the tower frontage, so a bread-and-milk run does not need the car. Xperia Mall, its PVR and its food court are across the road.
- Two lifts per wing, one of them a stretcher lift. In a tower that is a practical matter, not a brochure line.
Add the double height air-conditioned entrance lobby, secure tower car parking, Vastu-compliant layouts, and CCTV at the lobby with power back-up for the common areas.
What the figure does not tell you yet
Two things, and both are worth asking for before you compare anything.
Carpet area is on request. A price only becomes a rate once you have the RERA carpet area to divide it by, so ask for the area statement for a named unit and the cost sheet for that same unit, together. Never accept one without the other, and keep the balcony area reported separately from the carpet.
Possession is on request. The date that matters is the registered completion date on the MahaRERA certificate for the wing your flat is in, because that is the date the agreement for sale binds the promoter to. Ask for the certificate, not a verbal year.
Two sizes, one price band
Both the 1 BHK and the 2 BHK come in two sizes, and the range quoted spans both. So "from Rs 33 Lakh" is a real starting figure rather than a teaser, but the unit at the bottom of the band is a specific layout on a specific floor. Ask which size, which floor and which wing the quoted figure belongs to before you treat it as your number.
Floor rise is the other variable. It is charged as a rate per floor, and between a low and a high floor in the same unit line it adds up to a real sum. Get it as a line item.
What to do next
Ask for four documents together: the MahaRERA certificate for your wing, the area statement for your unit, an itemised cost sheet for that unit on that floor, and the draft agreement for sale.
